Purchase Details:

  • Purchase price: 1,100,000 AED (March 2024)
  • Down payment + fees: 260,000 AED
  • Mortgage: 840,000 AED at 5.99% over 20 years
  • Monthly mortgage: 5,980 AED

Income:

  • Annual rent: 75,000 AED (6,250 per month)
  • Less service charges: (12,000 AED)
  • Net rental income: 63,000 AED

Cash Flow:

  • Mortgage payments: (71,760 AED annually)
  • Net cash flow: (8,760 AED) negative

So yeah, I’m actually cash flow negative right now on this Dubai real estate investment. BUT…

Appreciation:

  • Current market value: ~1,350,000 AED (October 2025)
  • Equity gain: 250,000 AED
  • Plus mortgage principal paid down: ~20,000 AED
  • Total gain: 270,000 AED on 260,000 invested

Thats over 100% return in 18 months when you account for appreciation. THATS the real ROI Dubai property story that people need to understand.

The cash flow will improve over time as rents increase and my mortgage payment stays fixed. But the appreciation is where the real wealth building happens in Dubai real estate investment.
